Situated about halfway between Dallas and Shreveport, Tyler ranks as the largest retail, medical and business center in East Texas. It’s no coincidence that two large shopping centers are located in Tyler, catering to residents and visitors alike. The Village at Cumberland Park and Broadway Square Mall each have their appeal and have evolved with the times. 

With over 60 tenants, The Village at Cumberland Park caters to all ages and demographics in the area. You can buy anything from shoes to smoothies – and everything in between – at the shopping center. 

The aesthetics also shape the consumer experience, as the shopping center includes a beautiful entrance fountain and central park, plus a children’s playground. The center projects a vibrant, family friendly atmosphere where people can go to shop, play, dine and be entertained all in one destination.

“We believe in providing the best possible shopping experience for East Texas and strive to constantly improve,†says Max Chanon, an analyst with The Retail Connection, the property’s commercial retail broker. 

For example, he says the property is always evolving by recruiting top-level tenants that are either already existing in the East Texas market or are newcomers. 

“The shopping center has come a long way since its groundbreaking in 2013, but there is still plenty of room to grow,†he says.

Whatever additions are in store, Chanon is confident that it will remain a “one-stop shop†in East Texas. 

“With a consumer-friendly layout that provides ease of access and visibility, the future of [The Village at Cumberland Park] being a top-notch retail shopping experience looks bright,†he says.

Another point of difference is its entertainment offerings. 

“Tyler has long been undeserved in the entertainment department, but Studio Movie Grill along with Urban Air/Escapology are trying to bridge the gap,†he says. “We are hoping to add others to this impressive tenant roster.”

Broadway Square Mall also has made its mark on the community as much more than a destination to shop. 

“Broadway Square Mall is not just a shopping center, but a community experience,†says Candace Foster, director of marketing and business development at Broadway Square Mall. “We offer shopping, dining and entertainment for all ages.”

For example, families can enjoy the new state-of-the-art play area located inside Dick’s Sporting Goods Court. Dads can hang out at the Twisted Root Burger Company game room and bar. Mall walkers can enjoy a safe, climate-controlled environment to exercise before or during mall hours. Teenagers can hang out on the weekend at Starbucks while shopping the hottest trends.

The shopping center has served several generations, having first opened in 1975. At the time, Broadway Square was considered the “baby sister†of North Park in Dallas. The anchors were Dillard’s, Sears and JCPenney. The shopping center was renovated in 2008 and is expanding in 2019 with the addition of Dick’s Sporting Goods, HomeGoods and others.

Beyond the draw of the retail attractions, Broadway Square has a program through which it launches and hosts family-friendly events and amenities throughout the year.

“Broadway Square has many community partners that host their annual events here,†she says. “We host the official Susan G. Komen Walk for a Cure After Party in May and the Texas Rose Festival Dress Display in October. Back-to-School events and Tax-Free Weekend shopping are always a big hit in August. In November and December, we have many holiday events, including Santa’s Arrival, Santa’s Workshop, Caring Santa for children with special needs, and extended holiday hours.”

Foster says guests can also take advantage of a children’s play area, Glow in the Dark golf, Build-A Bear, Twisted Root Burger Company game room, virtual reality, Ride-A-Long kiddie rides, Fit4Mom workout classes and a mall walker program.
